Seventh Condo Project Coming To Lentor Hills

Located in the Ang Mo Kio planning area, the upcoming Lentor Hills estate - master planned by the Urban Redevelopment Authority - is envisioned as a sustainable and pedestrian-friendly private residential neighbourhood, with a park and plenty of greenery. The opening of the Thomson-East Coast Line (TEL) has further improved connectivity of the area, making the estate a sought-after, tranquil, and possibly a trendy place to live. Since then, many new private condo projects have popped up in the area, with units being quickly snapped up.

Homebuyers looking for a fresh project in the Lentor Hills estate are in luck, and can look forward to an upcoming development in Lentor Gardens. In a public land tender that closed on 3 April 2025, the 2.06-hectare site drew a top bid $429 million from Kingsford Huray Development, which equates to a land rate of approximately $920 psf per plot ratio (psf ppr).

The new project can yield about 500 residential units and will be the seventh GLS site released in the up-and-coming private residential enclave since 2021. Currently six projects have been launched for sale, including Lentor Modern, Lentor Hills Residences, Hillock Green, Lentoria, Lentor Mansion and Lentor Central Residences. Collectively, these six projects have sold over 93% of their 2,954 units launched, based on caveats lodged as of 30 March 2025.

The most recent addition to the Lentor area - Lentor Central Residences - put on the market in March 2025 had sold over 93% of its 477 units during its launch weekend. Given the limited unsold supply of units in the Lentor area, we think the latest project to be built on the Lentor Gardens plot is one to watch.

A Flourishing Neighbourhood In Nature

With the future Hillock Park right at the doorstep of the upcoming Lentor Gardens development, residents can look forward to scenic views and indulge in activities such as hiking and cycling during the weekends. Multiple 'green fingers' branching out from the 8-hectare park will provide residents with seamless, convenient access around the estate, while cycling paths connect to other reservoirs and green spaces in Ang Mo Kio, Lower Pierce and more.

Although the Lentor area is relatively new, more commercial offerings may potentially be on the way as the residential neighbourhood continues to develop. In the meantime, future residents need not worry about where to shop for daily essentials or look for food options. The upcoming project is located close to the integrated development - Lentor Modern - which has direct link to Lentor MRT station and comprises a 96,000 sq ft commercial ground floor podium featuring a supermarket and childcare centre. Aside from that, residents can look to AMK Hub, Ang Mo Kio 628 Food Centre, or explore the plethora of local delights located in Springleaf, and along Casuarina Road.

As for schooling options, the site in Lentor Gardens is located near popular schools like CHIJ St. Nicholas Girls' School, Anderson Primary School, and Mayflower Primary School.

Connectivity

The site is located within minutes' walk to the Lentor MRT station on the Thomson-East Coast Line (TEL), which takes commuters to shopping and commercial districts like Orchard Road and Shenton Way in about 20 to 30 minutes. The TEL also links future residents to various MRT interchanges in Caldecott, Stevens, Orchard, Outram Park, and Marina Bay, further increasing connectivity and convenience.

Meanwhile, the Lentor MRT station is four stops from the Woodlands North MRT station, which will be connected to the future Johor Bahru-Singapore Rapid Transit System (RTS) Link - providing easy access to Johor, a popular shopping and dining destination for many Singaporeans.

For those who prefer other modes of transport, the perimeter of the Lentor Hills estate is set to feature an extensive cycling network. In the works is also a 1km-long park connector linking the Lentor Canal to a large network of greenery, including the Bishan-Ang Mo Kio Park.
